How long does the process take?

On average, the whole process takes about 6 months.  

We need 1 month to prepare the full permit package, order a topographical survey and acquire all the necessary engineering and architectural stamps.

The municipality takes approximately 3 months to review and issue the building permit.  

Our construction program takes just 60 days.

What’s included in your price?

We pride ourselves on complete transparency. Our price includes a full solution to install a garden suite in your backyard. Permitting, surveys, foundation and utility connection - and of course a fully turnkey Atella - is all included in our one set price.  

Once we have completed an onsite feasibility review, our contract will have a single price for the full garden suite solution. The only items out of our scope are site specific conditions like tree removal or utility upgrades if necessary.

Can I see one in person?

Yes! We have a beautiful showroom at 2522 Keele Street, North York (2 mins from Yorkdale mall) that houses a fully built Atella.  You’ll be able to see the exact product we will be installing in your backyard.

Do I need to rezone or get neighborhood approval to install a unit?

No!

One of the great things about a garden suite is that you do not need neighborhood approval or to rezone your property.  All you need is a building permit (which we are experts in acquiring).  We have pulled over 300 permits in the last 10 years.

How do I finance an Atella?

The best way to finance your Atella is to get a home equity line of credit or to refinance your property.  Many of our clients have found that once their Atella is built, banks will appraise the property at a much higher level allowing them to refinance the cost of an Atella at the lowest possible rate.  Alternatively, we have a list of preferred lenders, so please reach out!
